A Magnolia, TX real estate agent for new builds and acreage

Looking for a top-rated Magnolia realtor? Whether you want a new home in Audubon or Kresston or a few acres outside town, I help you compare price, taxes and schools with real data.

4.96/5 Client Experience Rating from 49 completed surveys on HAR.com (as of Nov 2026)

Why work with me in Magnolia

  • Most Magnolia ISD sales are new construction. Of 2,738 single-family sales in the past year, 1,752 were new builds. I help you compare builders, read new-construction contracts and MUD notices, and negotiate incentives with your interests in mind, not the builder’s.
  • Mailing address is not the school district. Some Magnolia ISD communities have a Montgomery (77316) mailing address, and the district also reaches into the western edge of The Woodlands. I confirm zoning for each address.
  • Acreage takes different homework. Wells, septic, easements, flood risk and agricultural valuations all matter outside town. I work with a Farm & Ranch team on acreage purchases.
  • VA buyers. I have closed more than 50 VA loan transactions over five years, including in Magnolia.
  • Commute reality checks. The tolled SH 249 Aggie Expressway extension runs past Audubon and Kresston toward Tomball and Houston. I can test your route, tolls included, before you commit.

How these were compiled: closed sales of Classic Single-Family homes in the district’s HAR MLS export, grouped by the listing’s Subdivision and Master Planned Community fields (name spellings and section numbers vary, so sections were combined). Medians are rounded to the nearest $1,000. Groups with fewer than 10 sales are not given a median. A median describes the homes that happened to sell, not the value of any one home. More communities are in the full guide.

Magnolia real estate FAQ

Is a Magnolia mailing address the same as Magnolia ISD?

Not always. The district’s mailing addresses include Magnolia (77354, 77355) and, in some newer communities such as Kresston, Montgomery (77316). Magnolia ISD also serves parts of The Woodlands, such as May Valley and Del Webb The Woodlands. Confirm the district and campuses for the exact address.

What do homes in Magnolia ISD sell for?

Magnolia ISD had 2,738 single-family sales between Nov. 3, 2025 and Nov. 3, 2026, with a median sold price of $325,000 (typical range $264,000–$485,000) per HAR MLS. New construction made up 1,752 of those sales, at a median of $306,000; resales had a median of $440,000.

What is the Magnolia ISD tax rate?

For tax year 2026 Magnolia ISD adopted a total rate of $0.9325 per $100 of taxable value, down from $0.9583. Your total bill also includes Montgomery County, other taxing units and, in most new communities, a MUD or water district, so ask me for an all-in estimate on any address.

Do you help with acreage and land near Magnolia?

Yes. I work with a Farm & Ranch team on acreage, and I can help you check the basics that matter outside a subdivision, such as utilities, flood risk and access, before you commit.

Should I use my own agent when buying new construction?

The builder’s sales consultant represents the builder. Having your own agent means someone is reading the contract, MUD notice and incentives on your behalf. I am happy to explain how buyer representation works in a free consultation.
