Why work with me in Tomball
- Tomball ISD zoning is a moving target. The district has been rezoning in phases as it opens new campuses, including Tomball West High School in 2026. I check the current attendance zone for every address you are serious about, so you are not relying on a listing remark or an old map.
- The tax rate depends on the street. Many newer Tomball neighborhoods sit inside a Municipal Utility District with its own tax rate. I pull the all-in rate for each home (county, school, MUD and any PID or HOA) before you write an offer.
- New construction and resale, side by side. Places like Amira still have builders selling, while Northpointe and downtown are resale. I help you compare builder contracts and incentives against resale value.
- Remote-friendly. If you are still out of state, I can do video tours and test-drive your commute toward The Woodlands, the Energy Corridor or downtown before you fly in.
- VA buyers and acreage. I have closed more than 50 VA loan transactions over five years, including in Tomball, and I work with a Farm & Ranch team when you want land outside town.

How these were compiled: closed sales of Classic Single-Family homes in the district’s HAR MLS export, grouped by the listing’s Subdivision and Master Planned Community fields (name spellings and section numbers vary, so sections were combined). Medians are rounded to the nearest $1,000. Groups with fewer than 10 sales are not given a median. A median describes the homes that happened to sell, not the value of any one home. More communities are in the full guide.

Tomball real estate FAQ
Is every home with a Tomball address in Tomball ISD?
No. District and attendance-zone lines do not follow city names or ZIP codes, so some homes with a Tomball or Cypress mailing address are in a different district, and some neighborhoods are split. Before you make an offer, confirm the assignment for the exact address with Tomball ISD’s Attendance Zone Map or by calling the district at 281-357-3100. I check this for every home we consider.
What do homes in Tomball ISD sell for?
Across Tomball ISD, 1,546 single-family homes sold between Nov. 3, 2025 and Nov. 3, 2026, with a median sold price of $436,000 and a typical range of $339,000–$645,000 (HAR MLS). Prices vary a lot by community, from the Northpointe area (median $390,000) to Creekside Park (median $875,000). See the table above and the Tomball ISD guide.
Why do property taxes differ between Tomball neighborhoods?
Many newer communities are in a Municipal Utility District (MUD) that adds its own tax rate on top of the county and school rates. For example, Rosehill Reserve is served by Harris County MUD 542, whose 2025 rate is $1.07 per $100 (HCAD). Sellers must give you a MUD Notice to Purchaser, and I estimate the all-in rate for any address before you write an offer.
Can you help if I am relocating from out of state?
Yes. I do video tours and test commutes for buyers who have not arrived yet, check school zoning and the all-in tax rate for each address, and help you narrow the list before you book a flight. Book a relocation consultation to get started.
Do you work with VA buyers in Tomball?
Yes. Over the past five years I have closed more than 50 VA loan transactions in areas including Tomball, Magnolia, Cypress and The Woodlands, and I keep up with ongoing VA loan training.
