A Woodlands real estate agent who explains the villages
Looking for a top-rated realtor in The Woodlands? I help buyers relocating to The Woodlands sort out villages, school districts, Township and MUD taxes, and commutes before they choose a home.
4.96/5 Client Experience Rating from 49 completed surveys on HAR.com (as of Nov 2026)
Why work with me in The Woodlands
- Three school districts, one community. Most of The Woodlands is in Conroe ISD, but Creekside Park is Tomball ISD and May Valley is Magnolia ISD. Within Conroe ISD, the street, not the village name, decides the high school. I check every address.
- Your tax bill depends on the village. Villages sit in different utility districts with different rates, most homes also pay The Woodlands Township tax, and Creekside Park pays Harris County rather than Montgomery County rates. I estimate the all-in rate for each home you consider.
- Homes move quickly. The median Woodlands home sold in 17 days over the past year. I help you line up your pre-approval and paperwork early so you are ready to make a strong, clean offer.
- Relocation support. Video tours, test commutes toward the ExxonMobil campus, I-45 or the Hardy Toll Road, and honest advice on which village fits your routine.
- Sellers too. I represent sellers as well as buyers and can help you plan a move within The Woodlands.

How these were compiled: closed sales of Classic Single-Family homes in the district’s HAR MLS export, grouped by the listing’s Subdivision and Master Planned Community fields (name spellings and section numbers vary, so sections were combined). Medians are rounded to the nearest $1,000. Groups with fewer than 10 sales are not given a median. A median describes the homes that happened to sell, not the value of any one home. More communities are in the full guide.

The Woodlands real estate FAQ
Which school district serves The Woodlands?
Mostly Conroe ISD. The Village of Creekside Park is zoned to Tomball ISD, and May Valley on the western edge of Sterling Ridge is in Magnolia ISD. Inside Conroe ISD, the line between The Woodlands High School and College Park High School runs through several villages, so confirm the campuses for the exact address.
What do homes in The Woodlands sell for?
Across all three school districts, 1,527 single-family homes sold in The Woodlands between Nov. 3, 2025 and Nov. 3, 2026, with a median sold price of $641,000 (typical range $445,000–$935,000) and a median of 17 days on market (HAR MLS).
What is The Woodlands Township tax?
The Woodlands Township board set its 2026 rate at $0.1694 per $100 of value, down from $0.1714. Homes also pay county, school and utility district rates, which vary by village, so the all-in rate differs from one address to the next.
Is Creekside Park part of The Woodlands?
Yes. It is the newest village of The Woodlands and the only one in Harris County. It is zoned to Tomball ISD and pays Harris County and Harris-Montgomery Counties MUD 386 rates. See the Creekside Park overview.
Can you help me buy in The Woodlands from out of state?
Yes. I do video tours and test commutes, check school zoning and all-in tax rates for each address, and help you narrow the villages before you visit. Book a relocation consultation.
